Buying and Selling

Steps Involved in Transferring a Unit - Segan, Mason, & Mason has performed numerous River Place settlements and has documented the process as reference material for buyers and sellers. Resale Documents - Sellers must obtain a resale package from the Management Office. The cost is $150. Parking resale documents are available from the River Place Parking Office.

Landlord Information

Rules and Regulations (70KB Word doc) - Please read this document concerning rules about leasing your RPN unit. Leasing requirements and restrictions are identified. RPN Lease Addendum (29KB Word doc) - Leases on RPN units are required to include the River Place North Lease Addendum. This addendum must accompany a signed lease upon resident registration with the Management Office in order for the resident to receive access to the gym/pool, package pickup at the front desk, and lockout service. Cooperative Unit Lease Agreement (46KB Word doc) ACH Signup Form(40KB Word doc) RPN is offering as a convenience to shareholders the ability to pay assessment and any other reoccurring monthly charges to be deducted directly from your bank account on the 5th of each month. This service is designed to give another option to shareholders to pay assessments. If interested please download this form and either mail or fax it to the management office. Only forms received by the management office by the 25th of each month will be processed for the next month.

Assessment and Fee Information

Assessment Calculations - Assessments are calculated on a per share basis and include building maintenance, electricity, gas, water, trash removal, in unit service including emergency response and seasonal heating/air conditioner maintenance, pool and gym membership, grounds maintenance, security patrol, and funding for replacement reserves. Board of Directors Information

A seven member board of directors, serving staggered two year terms, oversees the operations of RPNHC. Meeting minutes and meeting times are provided above. Elections are held at the annual shareholder meeting, held in early Spring. 3 or more seats are up for election at each annual meeting. Candidacy Form (24kb Word doc) - Complete this form to be considered for a position on the board of directors. Return it to the manager after the call for candidacies and before the cutoff date in the first quarter of each year.
